Whether if it’s good or bad, you still learn what to do in that situation if it arises again. Usually people tend to think with their hearts and not their minds when it comes to love, I call it the love spell. When people fall in love their lives tend to get so much easier because they have someone to depend on and someone to talk to. However, there are unhealthy relationships as well that can make someone’s life miserable and only bring them down.Some of the most popular reasons why relationships fail are because of jealousy. If you cant trust your partner then there is no relationship. Another reason is due to lack of communication, which is much needed in a healthy loving relationship. Trust is one of the main reason why love fails. If you truly love somebody then you will put them first, no matter what and never doubt them. Bein g in love takes a lot of work and time, but in the end its worth every second. Jealousy is a big downfall in relationships. It can easily change how you feel about a person.Being jealous is basically assuming the worst about your partner and the situations that they are in. Sometimes jealousy is caused by your own actions. If you are unfaithful to your partner you are most likely going to question and be suspicious about your partners every move. Then of course that will lead to fighting and lying. These are things that you do not want to experience in a relationship, they will only stress you out and get you upset. I recently went through a life changing relationship and I came to find out that love really does open your eyes and make you a wiser person.My relationship with Patrick was a roller coaster, it will most definitely be an experience that I will never forget. Even though it was a very unhealthy relationship I am glad that It happened because it made me into the person I a m today. Jealousy was a big factor in our relationship. Patrick would question every single thing that I did and he would usually not let me do anything without him. To me, that’s not what love is. As time went on jealousy took over him and I finally opened my eyes and realized why. He was cheating on me with my best friend.The jealousy that he had on me was because of his own actions with being unfaithful to me. Because he was doing this he thought it would be just as easy for me to do it too. This situation really got to me because I not only lost my boyfriend but I lost my best friend as well. Relationships shouldn’t be like this. It should be plain and simple, if you love somebody then be with them, and only them. Or just don’t be with them at all. Cheating is very common in relationships and that is when the trust disappears. Emotions coming from jealousy, usually escalate into trust issues.Trust is the most important thing in a relationship, If you donâ₠¬â„¢t have that then the relationship will fail. You cant say that you truly love somebody if you don’t trust them. A lot of hearts are broken because of lies and cheating. Healthy relationships have total and complete trust with one another and never doubt each others honesty. Unfortunately for me, its going to take a miracle for me to trust another guy with my heart again. However, the situation with Patrick only made me a stronger person. Experiencing the crying, screaming, and the violent heart pounding situations really changed me.Now I know when to get out of my possible future relationships when and if that person hits something if they are mad, or if I actually get scared of them like I felt with Patrick. I knew I needed to leave him when furniture went flying across the room, but I was thinking with my heart and not my head. The irony in this is that my best friend Gina knew all about this and held me while I cried on her shoulder and she is the one who he cheated on me with. Trust isn’t just in love relationships, its in friendships as well.As much as I miss being with my best friend everyday, I have learned and accepted that our friendship will never be the way it used to be. Love grows where trust is laid and it dies when it is betrayed. Communicating with your loved one should be nothing but a pleasure for you. Not in some cases. There are people in this world that are in relationships just for one reason, for sex. To me that’s called taking advantage of someone and not cherishing what sex is really supposed to mean between two people. Lack of communicating can also end a relationship quite fast as well.If you barely ever see or talk to your partner then what is the point in being with them? People should enjoy their relationships and they should love spending time with their partner. A relationship takes two people to work and the effort has to come equally from both sides. People need to appreciate who their with because the ir partner is with them to love and care them. Romantic relationships can be wonderful with the right person. A relationship with the wrong individual however can lead to years of heartache, emotional damage, and even physical damage.An unhealthy relationship can damage the way we feel about love and romance for the future. They can turn what is supposed to be a loving, supporting, and understanding relationship into a hating, unfaithful, and lying one. We all know to avoid people that appear insane or abusive and not select them as a dating partner. However, some individuals are better at hiding their personality and behavior abnormalities, like Patrick. Falling in love is going to take you on a wild roller coaster. Achievements of Land and Conveyancing Law Reform Act 2009 - Essay Example There are considerable reforms which have been achieved in law of mortgages after the introduction of the Land and Conveying Law Reform 20091. The land reforms were occasioned by the need to modernize the property law to adhere with the current social, economic and demographic changes. Another objective was to simplify the law and make it more accessible and understood. Much of the property law on conveying had been governed by laws that were enacted in 19th century thus most of the rules and principles were obsolete. The areas which were covered in the consultations include estates in land, mortgages, future interests, contracts for the sale of land and conveyances, settlements and trusts. The Act provided repeal of the enactments which were considered obsolete depending on the modern circumstances and modernization of the land in regard to lis pendens with the amendment of the registration of deeds and Title Acts of both 1964 and 20062. The Act came in to force on 1st December 2009 with the exception of Section 132 which deals with rent reviews which came in force on 28th February 2010. The Land and Conveyancing Law Reform Act 2009 provides inter alia for the amendments of law dealing with the review of rents and variation of the trusts. The Act makes an inclusive definition of land whereby land is defined as any estate or interest over the land whether corporeal or incorporeal. Land also includes land covered by water, buildings, structures, mines, minerals, and airspace which is above the surface of the land or any structures. The Act also expands the definition of â€Å"incumbrance† to include any charge, lien, mortgage, portion, annuity and trust securing capital sum or annual sum3. The land reforms comprise the fundamental reforms of Irish Land law since 19th century. The Act has simplified the registration of Land and mortgages by providing e-conveyancing. The Act has abolished the vestiges of feudal tenure that may be surviving in the modern era but has retained the estates doctrine with amendments so as to ensure only two legal estates of land can exist in Irish Law. The two estates include the leasehold estate and freehold estate of a fee simple in possession4. The principle that contracts must be evidenced by writing has been rested in modern and simple language and the minimum period for production of a good root of title has been minimized from 40 years to 15 years. The deeds which may be executed by individuals no longer require as seal but must be executed in a valid manner since there must be two witnesses to attest their signatures. The Act has recognized the deeds that may be executed by foreign-registered companies if done according to the foreign law applicable for the particular company. Another major simplification is provision fro the application of the rules of notice of the Act if instruments such as mortgages omit the provisions and rules of serving a notice including the criteria of serving the notice th rough e-commerce or facsimile machine5. The law has brought important changes since it is no longer possible to sever a joint tenancy. Since all the tenants must either consent to the severance or a court procedure must follow where the consent is not possible to obtain. Accordingly, registration of any mortgage against the interest of the joint tenant will not sever the joint tenancy. However, if such mortgage remains unsevered, the judgment mortgage will only extinguish after the death of the judgment debtor. The law has made it possible for freehold covenants created since it came in force to be enforced against successors in title of the original covenantor. Mobilising Support Participation, involvement, and ownership are the crucial for the effective change. The organisational change is both cultural and political involves change in mindsets. This involves influencing, inducing, negotiating, persuading and winning over people to the idea of change. The effective communication strategies are crucial to change management. Getting consent and mobilising support is not an easy process. It requires persistence and patience. Strategic plan have a very important role in mobilising support. Organisational change is a political process. Pettigrew (1972) argue that some may engage in political action for ideological reasons, especially when they are fear that a change may be inconsistent with their values. According to Jick (1993), there are three categories of people who play a role in any change process. They are change strategists, change implements, and change recipients. Change strategists are the people who decide that the organisation needs change and set a direction for the change support. Mybank case managing director and senior executives are the strategists. They are in the top of the position. But strategists cant implements the change. Change implements are the people who are implementing the change by creating new structures, rules, procedures in all process. These people are the middle people of the management team. Mangers, outside consultants and accounting firm are change implementers in the Mybank Cooperation. Change recipients are the third category and people whose jobs change as a result of changes launched in the organisation. These people are usually lower level in an organisation. However, the main success in their hands. These people can make or break the effo rt. These people at the front line directly dealing with clients and customers. The main success depends upon the consent of the people in the organisation. Mybank employees, general staffs, are the change recipients. In 2003, the senior management had failed in its intentions to mobilize middle management commitment and local staffs enthusiasm. The middle management fully activated, but management follow some autocratic style and management fail to adopt the strategy. Executing Change Executing change involves creating and putting in place new structures, processes or procedures. Execution is, perhaps, the most critical aspect of change. Obviously, if an organisation has not managed the previous two tasks well, its change plan or programme will never take off. However, even if an organisation has carefully thought through its change issues and options and has gathered enough support for change, it can still fail at this critical stage. Three critical tasks for change leaders to ensure focus and energy during execution: (a) creating cross-functional linkages in the organisation; (b) aligning policies, procedures and removing structural impediments to performance and change; and (c) creating new routines for continuous improvements and innovations. According to Nilkant (Year), a successful change effort requires: (a) adequate appreciation planning, (b) sufficient support by employees, (c) competent execution by managers, and (d) Change managers with appropriate skill sets and capabilities. Mybank staffs accepted their new changes. However, it was not successful in the bank in both 1990 and 2003. In 2003, they bring a new department and try to join the other department together. The Regional Lending managers activities were not accepted by other departmental mangers. This created a big problem in the organisation. Most of the staffs did not express any interest to new executing change. This is because they were not understood the new system. Building Change Capability A well-known model of change management views organisations as going through long periods of stability punctuated by short bursts of discontinuous change. According to Nilikant (2006), mangers or organisations can build capability in four ways. Those are firstly, individuals and groups build capability. Secondly, individuals and groups build capability when they successfully execute challenging projects. Thirdly, building capability involves paying simultaneous attention to both action and reflection. Fourth, leaders and organisations can help individuals and groups build capability by providing a context that aids action and reflection. Self-efficacy is energy and focus for the capability building. In managing change, self-efficacy is a major determinant for success. Employees with higher levels of self- efficacy can overcome obstacles and challenges that are inevitable part of any change. Efficacy is demonstrated when individuals feel secure in avoiding pseudo solutions. Mybank fai led in their both approach. The main reasons are not cooperation between the staffs and management. Who are motivated in these approaches, did not get support from their top level. Staffs got more workload in their work and staffs were lost the interest to extra works. In this way bank cannot maintain capability. Change Agent A change agent is the individual or group that helps effect strategic change in the organisation. For example, the creator of a strategy may, or may not, be the change agent. He or she may need to rely on others to take lead in effecting changes to strategy (Johnson ET .al 2008). Middle managers and consultants are the change agents in the Mybank case, because they are working together with top level and bottom level people within the organisation. Feelings of anxiety and panic can determine their ability to take in the new information, think constructively and plan. Mybank employees faced the same problem when they heard about the new change. Denial phase characterized by a retreat from the reality of change. Depression is the reality of the change becomes apparent and the individual acknowledges things cannot continue. Letting go phase involves accepting reality for what it is. It implies a clear letting go of the past. Testing is more active, creative, experimental involvement in the new situation starts to take place. Consolidation stage progress in progresses in parallel with testing but to begin with there is often more testing and rejecting than testing and consolidating. The important thing of the change agent is to understand the external environment and assess the organisational capabilities to address the external changes. The change agent should expose different way. The change agent should seek knowledge in all level and awareness of own metal models and assumptions important. The change agent should recognise the assumptions, if it is necessary or not (Reference). Finally listen other people who are disagreeing with the change agent and do not feel defensive or threatened when others challenge the ideas and thinking. The four emotional stages experienced throughout the change process may be expressed by employees in behaviours that are obstacles to the process of change. Kubler- Ross grief stages is applicable in the Mybank case. The staffs were faced the situation in the organisation. Unresolved fears about the change initiative need to be addressed during this phase. Stage 2: Resistance During this phase, people could attempt to slow down or derail the change initiative, it must be able to spot resistance when it occurs and formulate sound strategies for overcoming it. Stage 3: Exploration If people are not able to stop the changes from occurring, they begin to role of the group are specifically defined in this stage. It is important that unresolved issues that continue to surface be addressed. If trust has been created among the group, then peer influenced can be used to encourage behavioural change. Stage 4: commitment Mutual commitment is established , obstacles have been removed .and the focus is on successful implementation of the changes The change management need to catalyse people by building support, manufacturing consent and facilitating cognitive shifts in organisational members. The change agents need to be communicators, persuaders and negotiators. The change agent prepares himself before engaging the people. For influencing the people the agent can utilise all the media and forums. In decision-making time, change agent role is important. There is no chance to run away from the situations. The change should get trust and respect from others, in this way they can develop the credibility. In the case study, at a particular level, the consultants engaged the people and they fail to utilise the forums and media in the organisation. The middle levels mangers did not get the much trust and respect from the staffs. Systems Architect The change agents need to create the systems, process and routines to execute the change plan or agenda. This involves setting explicit goals, establishing cross-functional teams and monitoring progress (Nilikant). In this stage, the change agent role is very important. In the organisation, he/she should clarify individual roles and contribution. The person who selected is SMART or not. Moreover, other team leaders selection responsibility will come under the change agent. Co-ordination between other staffs will come under the change mangers control. Change mangers need to identify the organisational past practices, procedures, and polices and it should eliminate them properly. Mybank change fails in these areas. The selection of the other team leaders performance was not good. They were not SMART. If they are SMART, the change will be successful. Under the control of the middle managers, conducted meetings but fail to share the new ideas and solve current problems after the change. Efficacy Builder The mangers need to make organisational members have faith in their ability to learn, overcome obstacles and engage in change. Jim Collins argues that the effective leaders do not motivate people. They help people motivate themselves. A significant aspect of building change capability is to build a repository of organisational knowledge that captures insights from peoples tacit experiences. Building change capability is closely related to the core task of appreciating change. Store and share the knowledge is very important for a change manager. Renewal must become as important as cash flow or profit maximisation. Organisational members are aware that change mangers are observing what they say and what they do, and they may be making judgements about them and their future role. Mybank case change management selected some people for the leadership positions. However, that staffs were not successes in a particular level. Some of the departments in Mybank were not given any preference to the change mangers. This is one of the reasons to fail change implication in Mybank and plan of joining of the two departments was not success. This essay is based on an analysis of research observations which took place at a Supermarket in Bradford. The aim of the exercise was to observe the behaviour of consumers while shopping in order to theorise and draw conclusions from our observations about consumer buying behaviour when shopping. As a means of interpreting and analysing the data we used the psychoanalytical perspective of Freud, pester power and independent and interdependent self concept. These concepts particularly lend themselves to the interpretation of the data. This essay begins by defining these key concepts before offering an analysis data the research data. Freudian personality theory is otherwise known as the psychoanalytic theory and it is often used by marketers to influence the purchasing decisions of customers in an unconscious way (Bettany, 2011 and Solomon, 2011). The theory is composed of three categories namely the id, the superego and the ego. The id according to Freud is part of our unconscious being as it functions with regards to the pleasure principle; the pleasure is applicable to the id as it seeks immediate gratification of needs (Bettany, 2011 and Solomon, 2011). Hoch and Loewestein (1991:498) claim that the id is the â€Å"primary process of thinking† that is impulsive, stingy and illogical whose aim is to seek pleasure only, avoid pain and not at all worried about the consequences of its actions (Solomon, 2011). Similarly, Hoch and Loewestein (1991:498) note that the ego is â€Å"secondary process thinking† that uses the reality principle and acts as a mediator between the id and the superego. Next is t he ego which is aware of the consequences of an action and when it is unable to manage the action a conflict between the id and the superego r... ...mption. In conclusion, we found that at times of recession supermarket need to place emphasis on satisfying consumer needs otherwise they could change suppliers. Therefore it is important to better understand consumer’s lifestyles, and choice criteria. This would include the selection of suitable media and designing suitable consumer messages. One area of further research could be to what extent consumers remain loyal to specific brands in time of economic recession. We believe that shopping could be more of a pleasure for children if playing facilities were provided. This might encourage parents to spend longer shopping and by implication buy more. One weakness of the observation in our view was the fact that we depended solely on the observation it would have been more useful to double-check our analysis with the consumers being observed.

The argument that has torn the nation apart for ages is abortion. Each individual needs to take the time out to research every aspect of the ideals behind abortion. The two main sides to abortion are pro-choice and pro-life. Both sides make strong arguments to support their side. The main question behind abortion is whether the act is murder of an unborn child or the right of the mother to choose what happens to her body. A lot of research is needed before an individual can make a rational decision about what side of the abortion issue they take. This paper focuses on the argument that abortion is a woman’s choice in her first trimester of her pregnancy only, and after that time period is over the unborn child has the right to life just like any other human being. "This middle ground is what a lot of people believe these days, the right for a woman to choose in the first trimester only" (Baird 179). People who believe this are stuck between the two sides of abortion. These peo ple are just to be named as the middle ground, where both sides make good points, but they only agree with a few parts of the arguments. The basic idea is that a woman has the right to choose until the first trimester is over and from then on the unborn child has the right to life and should be carried to full term and delivered. The pro-life movement believes that the killing of any child, abortion or not, is murder and the dead, unborn child should be protected by the laws of the states just like any other victim of murder. "Pro-life advocates declare that the fetus is a person with the same rights and interests as a born person, therefore the mother does not have the right to privacy if by doing so they murder another person, their unborn child" (McDonagh 47). The advocate’s state that their argument is in the idea that an unborn child has the rights as the mother and that the unborn child would choose life, just as the mother would choose murder as her choice. Although the pro-life advocates make an argument that seems reasonable, what they are not stating is that under law the woman has the right to privacy, freedom, and the right to choose what actions happens to her body. The woman has control to do what ever she likes to her own personal body. Therefore, if a woman chooses to have an abortion, she may be able to in the first trimester of her pregnancy only.
